  2. Payment: Full payment must be made prior to check-in unless otherwise agreed in writing.
  3. Taxes and Fees: All bookings are subject to applicable UAE taxes and municipal fees, including Dubai Tourism Dirham fees, if applicable.
  4. Cancellations and Refunds: Cancellation and refund policies follow the terms listed on the booking platform used (e.g., Airbnb). Direct bookings follow Ktisma FZ-LLC’s standard refund policy available upon request.

4. Guest Responsibilities

  1. Compliance: Guests must comply with UAE laws, building regulations, and community rules during their stay.
  2. Prohibited Conduct: The following activities are strictly prohibited:
    • Parties or gatherings without prior approval
    • Smoking inside non-smoking units
    • Possession or consumption of illegal substances or alcohol (in violation of UAE law)
    • Causing damage to property or disturbance to neighbors
  3. Liability for Damages: Guests are responsible for any loss, damage, or excessive cleaning required as a result of their stay. Ktisma FZ-LLC reserves the right to charge for damages accordingly.

5. Check-In and Check-Out

    • Loss, theft, or damage to personal belongings;
    • Injuries or accidents occurring within or around the property;
    • Disruptions caused by maintenance, utilities, or external factors beyond our control.
  2. Indemnity: Guests agree to indemnify and hold harmless Ktisma FZ-LLC, its directors, employees, and agents against any claims, damages, or liabilities arising from misuse of the property or breach of these Terms.

8. Privacy and Data Protection

Ktisma FZ-LLC collects and processes personal data in compliance with applicable UAE data protection laws. Personal information provided during booking will be used only for operational, legal, and compliance purposes.

9. Housekeeping and Maintenance

Regular cleaning and maintenance are conducted before each stay. Additional cleaning services may be arranged upon request and are subject to extra charges.

10. Termination of Stay

Ktisma FZ-LLC reserves the right to terminate a guest’s stay immediately, without refund, in cases of:

  • Violation of UAE law or community rules;
  • Misconduct or disturbance to other residents;
  • Damage to property or facilities.

11. Governing Law and Jurisdiction

These Terms are governed by and construed in accordance with the laws of the United Arab Emirates. Any disputes shall be subject to the exclusive jurisdiction of the courts of Dubai, UAE.

12. Amendments

Ktisma FZ-LLC reserves the right to modify or update these Terms at any time. Updated Terms will be posted on our official website and will take effect immediately upon publication.
